Select Property Group – Construction Value circa £150M

One Port Street is a high quality, residential development for Select Property Group under their ‘Affinity Living’ brand and comprises of 477no. premium 1, 2 & 3 bedroom apartments set within a 33no. storey tower, lower tower and podium areas.

Futureserv developed the MEP design from initial concept through to Stage 4 Technical Design and carried out the building modelling for Part L and Part O compliance.

The building contains extensive amenities including residents lounge, swimming pool, spa, gymnasium, roof terrace and secure below ground parking. In addition the building features a secure landscaped external terrace to the rear, co-working space and retail food outlets.

The building is located in Manchester’s vibrant Northern Quarter with construction commencing in 2023 and completion due late 2025.

Vita Group – Construction Value circa £150M

The 2no distinctive towers form part of the St John’s ‘Enterprise City’ redevelopment of the former Granada Studios site in Manchester located adjacent the river Irwell. Futureserv were appointed by the developer, Vita Group to carry out the complete MEP design through to RIBA Stage 4 for tender.

The towers are 32no. and 36no. stories respectively not including basement levels and provide a total of 1,552no. co-living apartments and studios across the two buildings under Vita’s ‘U+nion’ Brand. Each tower includes basement levels which accommodate the main plant space, water storage and cycle stores. With the towers located in a vibrant setting adjacent to the new ‘Factory’ arena, extensive TM59 modelling was carried out to ensure that solar overheating can be limited whilst maintaining the acoustic integrity of the building. The towers benefit from extensive life safety systems including, commercial & residential sprinklers, wet-riser, smoke ventilation, fire alarms and an evacuation alert system.

Both towers contain full floor amenity space at level 1 complete with private dining facilities, in addition, the west tower also includes 3no. levels of flexible co-working office space. The buildings incorporate retail units for food & beverage outlets and a gymnasium on the lower level.

The East tower was handed over in late 2023 with construction of the West tower continuing.

New Victoria, Manchester

Construction Value - £130M

Futureserv have developed the client RIBA Stage 3 MEP design for 520no. apartments located at New Victoria in central Manchester.

The project which commenced on site in late 2020 and completed during 2023 is located directly adjacent one of Manchester's main railway stations and bounded on all sides by public highways necessitating close coordination of all utility services with a wide range of stakeholders.

Futureserv were initially employed by VINCI UK to develop the design through to RIBA Stage 4 to allow the sub-contractor selection to be competitively tendered and were subsequently novated to complete the Stage 5 design.

In addition to the MEP design and coordination, Futureserv also carried out the Part L assessments, Overheating studies and Utility management activities using their internal resources.

As part of the appointment, Futureserv were tasked with solving a number of challenges that had not been resolved during RIBA Stage 3 including the window openings and the Carbon Emissions savings to meet Manchester’s Planning guidance.

St. Joseph Homes Limited, M&E Value - £11.5M

Located alongside the Birmingham & Fazeley Canal in the heart of Birmingham city centre, this landmark development consists of 420 apartments split over five blocks including a 20-storey tower, all constructed above basement carparking.

At ground floor level, amenity space with resident’s gym and cinema room facilities, with external landscaped gardens and public realm areas are included.

A thermal model study was undertaken to mitigate the effects of overheating within the residences. 3D Revit modelling was carried out to maximise available space within the carpark and to assist with coordination of services within the structure. The project is due for completion during 2022.

Urban & Civic, M&E Value - £10.0M

Located within the Whitworth Street conservation area, this 15-storey development consists of 351 apartments constructed within 3 high rise towers, set above 4 levels of basement carparking.

At ground floor level, mixed use retail space, external landscaped gardens and public realm areas are included.

A thermal model study was undertaken to mitigate the effects of overheating within the residences. 3D Revit modelling was carried out to maximise available space for occupancy and to assist with coordination of services within the structure.

A particular challenge for this project was the construction and servicing of the new towers from the existing basement levels. Completion of the project is anticipated to be early 2019.

Located within the vibrant Northern Quarter of Manchester city centre, the 10-storey residential development will include 183 high quality apartments in a mix of studios, one, two & three bedroom residences.

Four public restaurants will be included at ground floor level and a feature roof garden with amenity space available for resident's use. The project is due for completion late 2018.

Mulbury City, M&E Value - £4.0M

Construction of a high quality apartment development at the junction of Port Street and Great Ancoats street in Manchester’s famous Northern Quarter.

The development will include 135 apartments arranged over 14 stories with commercial units and residents lounge at ground floor level. The apartments will feature a larger floorplan than usual with all units including a balcony.

The project is Futureserv’s first in a series of developments for Mulbury City and is due for completion early 2018.

X1 – The Gateway, Salford is a luxury residential scheme situated on Trafford Road within walking distance of Salford Quays. The development will feature waterfront and city centre views with high specification finishes incorporated throughout.

The development comprises of 191 one, two and three-bedroom apartments across 20 floors.  It will also include a ground floor gym, retail spaces, a first floor car park and is due for completion in 2018.

The project which will provide 145 new apartments at the junction of Blossom Street and Great Ancoats Street and will be our second project for Mulbury City. 

A mix of one, two and three-bedroom apartments with ground floor reception, concierge and circa 570 sq. mtrs. of commercial space will be arranged within two blocks. Car parking and cycle spaces will be formed within the basement of the development which is due for completion late 2018.

This landmark private residential development will be located on Liverpool’s historic Princess Dock waterfront. The high-rise development will see a mix of studio, one, two and three bedroom apartments totalling 278 units formed on floor levels 2 to 28.

 A range of in-apartment technologies will be integrated into the building service design.

The ground floor level will include a cafe bistro with levels 29 and 30 also incorporates a restaurant with spectacular waterfront and city views.
