Civil Service Hub – Construction Value £100M

The 215,000 sq ft, seven storey commercial office development is located on 2.4 acre site on King Street, Blackpool is the third phase in the Talbot Gateway regeneration scheme. The offices are located in a new leafy town centre square with new cycle and pedestrian routes, with storage for over 100no. cycles

The design of the building by London-based Make Architects, will draw on Blackpool’s rich Art Deco architectural heritage.

The BREEAM ‘Excellent’ building has been designed to be ultra-low energy and as energy efficient as possible, with high levels of insulation, low-carbon heating and cooling, and demand driven ventilation, helping to reduce the building’s overall carbon footprint.

The building’s inclusive design will also benefit from ground floor showers and changing facilities that commuters can use before reaching the upstairs offices, automatic doors, a large reception lobby, accessible tea points, meeting rooms, quiet zones and flexible activity spaces, and high, airy ceiling heights throughout.

Futureserv were appointed to develop the RIBA Stage 4 MEP design for the new facility and were also responsible for carrying out the Part L Energy modelling assessment.

Developer - Vastint

Aire Park is a mixed-use new district in the heart of Leeds on the site of the former Tetley Brewery and includes an expansive ‘city park’ at its centre.

The masterplan will transform this former industrial site into an exciting new part of Leeds City Centre, bringing hundreds of new homes, thousands of feet of office space and new retail and leisure amenities to Leeds South Bank.

The construction of MU3a represents the first buildings of the masterplan comprising of 2no. 7 to 8 storey commercial buildings set above retail units located on the ground floor with a total floor area of 280,000 sq ft.

Futureserv developed the MEP design for both buildings from initial Concept through to a Technical Design level for the developer. The design was carried out using 3D Revit to ensure full coordination was achieved with the innovative pre-cast construction.

Futureserv also carried out the Part L Energy modelling for the development and provided technical support and monitoring throughout construction.

Beorma Quarter – Birmingham

Mixed Use, High Rise Development – Construction Value £150M

The Beorma Quarter is a 2.2 acre city centre site that will provide over 250,000 sq ft of ‘Grade A’ office accommodation, 227no. apartments and 15,000 sq ft of retail and leisure space set around a centralised courtyard.

The 29no storey Beorma tower will incorporate 152,000 sq ft of ‘Grade A’ commercial office space, 124no. high specification residential apartments with retail and leisure located on the ground floor.

Futureserv developed the MEP design for the Beorma tower to a RIBA Stage 4 level of detail on behalf of the developer, and later under a separate contract further enhanced the design to ready for construction on behalf of the Contractor.

During construction, Futureserv supported the Developer by providing technical support and monitoring including carrying regular site inspections.

Developer - Vastint

MU2 comprises of 245,000 sq ft of high specification, commercial space in Stratford, London. The three buildings named ‘Colour House, Ink House & Type Building’ create a new High Street frontage for the Sugar House Island mixed use development in East London.

At pedestrian level, 40,000 sq ft of retail, restaurant and café units line the site’s arterial route of Chimney Walk and a new public square at the heart of the site. The public realm celebrates the site’s industrial past, connecting historic yards and carefully retained chimneys; it provides an attractive and accessible environment for future residents, workers and visitors, and generous outdoor spaces for the restaurant and cafe units.

The three buildings reimagine traditional brick warehouses, to create contemporary offices with large windows and high ceilings flood the dual aspect offices with daylight, and generous roof terraces emphasise the focus on health and wellbeing that is central to a high quality design aiming for BREEAM ‘Excellent’.

A key feature of each buildings was to arrange the Building Services to provide maximum flexibility allowing both open plan and cellularisation of the floor plates.

Futureserv undertook the MEP design and Building Physics from Concept through to RIBA Stage 4 level of detail on behalf of the Developer Vastint.

Santander HQ - Construction Value £41M

The eight-storey 44,000m2 landmark building will cater for a total of 5,000 staff within 4no. blocks. The blocks are interconnected by 3no. full height atria maximising natural light and providing views out for the occupants.

Parking for cars and cycles is located at ground floor level and also within the 2no basement levels. As part of this project the external areas have been landscaped with and fitted with improved high efficiency lighting and CCTV coverage.

To reduce the facilities energy use and carbon emissions, the building has been equipped with heating & cooling via roof mounted air source heat pumps, enhanced LED lighting with automatic controls, data acquisition via a Scada system and rainwater water harvesting. The life safety systems include commercial sprinkler coverage throughout and automatic smoke clearance.

Futureserv modelled the complete building services installation using AutoCAD 3D Revit to ensure full coordination and produced the RIBA Stage 4/5 MEP design drawings to support construction.

The building is set to achieve a BREEAM ‘Excellent’ rating.

No 2 Triton Square, London

Santander UK Head Office.

No 2 Triton Square is the UK headquarters of Spanish banking giant Santander. This facility extends to over 200,000 sq ft across seven floor levels and Futureserv Ltd were engaged to undertake the MEP design for the refit of all areas.

The project was completed in phases to ensure there was minimal disruption to the office staff. The core challenge is ensuring continuity of the existing MEP systems to allow the executive and trading floor functions with critical systems to continue to operate throughout the construction period.

The project includes a complete refurbishment of the Mechanical & Electrical central plant, and entire new services across all levels of the buildings office floor plates including a new Working Café concept and Specialist Events spaces.

Our team worked closely with Santander, design team and contractor to ensure this fast-track project meets the future needs of the Bank into the coming decades.

Barclays, Knutsford

Radbroke Campus

The purpose of this refurbishment and redevelopment scheme was to provide the staff a "modern, flexible working environment" at the 64-acre site located in Knutsford, to evolve the technology centre into a world-class facility, redesigning the campus, removing existing buildings, and reconfiguring the site layout.

With Futureserv primary duties to develop the electrical services design including the production of drawings, calculations and schedules for the LV Distribution, Small Power, Lighting, Fire Alarm and Security systems to meet the Clients’ requirements.

The Co-op and Hermes Investment Management, Construction Value - £34M

To be completed in 2018, the Grade II listed former Hanover House forms part of Project Noma and will provide 91,000 sq.ft. of Grade A office accommodation, and 18,000 sq.ft. of high quality retail space to the ground floor areas.

The Building will achieve BREEAM Very Good accreditation and incorporates low energy solutions including downflow units served from cooling towers connected to an energy loop.

Electrical services including high efficient LED lighting throughout with intelligent control. A particular challenge was developing a suitable lighting solution for the six storey listed atria, which was initially simulated using lighting modelling software to underwrite the design.

 

The Watson Building, Liverpool

Regent Capital, M&E Value - £4M

Completed in 2015 the Grade II Listed Watson Building now provides almost 75,000 sq. ft. of flexible new Grade A office space and was created by significantly extending the existing envelope of the building located in the heart of Liverpool City Centre as part of a £16.5M refurbishment scheme.

On completion, the scheme was certified with the BREEAM accreditation of Very Good and meets the latest guidance for British Council for Offices Developments. The completed development incorporates a modular under-floor power distribution, four pipe fan coil unit heating and cooling and heat recovery ventilation to serve the eight stories of accommodation. The upgraded layout was designed to meet an enhanced occupancy of 1:6 sq. m. making it suitable for Head Office and Business Support functions.

Futureserv provided detailed MEP design to support the development to Floors 8 & 9 at 3 St Paul’s Place, Sheffield. Located in the heart of the City, the high specification offices were designed to achieve BREEAM Excellent and is the first commercial office in Sheffield to achieve an SKA Gold Rating.

A state of the are VRF heat pump system provides heating and cooling and a central air handling plant distributes fresh air to the space, the lighting is equipped with day light control and all systems are compliant with current British Council for Offices (BCO) standards.

Godwin Street, Bradford

Regent Capital, M&E Value - £2M

The part new build, part refurbishment of Godwin Street, Bradford will deliver close to 40,000 sq.ft. of Grade A office accommodation in Bradford City Centre on a pre-let basis. The building forms an extension to the Provident Financial Headquarters facility, and will be accredited with BREEAM Very Good certification on completion during 2018.

The development is mechanically ventilated and cooled and intelligent LED lighting solutions have been incorporated throughout. The building also includes a gymnasium, catering kitchen, restaurant, meeting spaces and break-out facilities.

The conversion from a former retail output included significant thermal envelope improvements which were requested to meet the tenants social and corporate aspirations.

The Department, Liverpool

Lewis LLP, M&E Value - £4.5M

The Department commercial space forms the commercial element of the redevelopment of the hugely important Lewis’s Building in Liverpool. The project was completed during 2015 and now delivers almost 100,000 sq.ft. of Grade A office space designed to meet BREEAM Very Good and the latest British Council for Offices specification.

The Engineers at Futureserv developed an innovative under floor cooling system which allowed the Architect to retain the high quality exposed ceilings within the building which were highlighted using suspended architectural lighting.

Completed during 2015, Futureserv delivered the design of the refurbishment to the 8th Floor of No.3 Harman Square, Spinningfields, Manchester.

The area had previously been the subject of an intensive Cat B fitout with kitchen, restaurant, break-out spaces and conference rooms and the requirement was to revert the space back to its original Cat A concept ready for relet.

The appointment required Futureserv Engineers to interrogate the original As Fitted information, compare this with the live installation and then find the most efficient manner to return the Building Services to their original intent whilst ensuring all other floors within the building remained in operation.

Royal London Asset Management, M&E Value - £3.5M

The new Fabrica office development on Great Ancoats Street, Manchester was completed in 2012 by GalifordTry at a cost of £12.5M providing over 21,000 sq.ft. of Grade A office accommodation over five floors. The floors are arranged to be tenanted separately and the Building Services solutions are designed to allow this to facilitate this with the minimum of inconvenience.

A state of the art VRF heat pump system provides heating and cooling in conjunction with central air handling plant to distributes fresh air to the space. The installed lighting is equipped with day light control with all systems compliant with current British Council for Offices (BCO) standards. The building was awarded a BREEAM 'Excellent' accreditation on completion.

Pall Mall Court, Manchester

GVA, M&E Value - £1.5M

One of Manchester’s most iconic buildings- the 11-storey office structure on King Street recently required the total replacement of its failing cooling infrastructure. The building was subject to a comprehensive refurbishment during the early 2000’s, however the chilled water generating equipment located on the roof of the upper tower roof had not fared well.

Our Engineers needed to find a way to remove the existing dilapidated chillers from the roof, some 40m above street level and replace them with new high efficiency units and complete the hydraulic and control works prior to the cooling season recommencing.

Working closely with J. Fletcher Engineers, a local engineering specialist contractor the project was delivered successfully and also coordinated into the replacement roof works that were planned to take advantage of access that was made available by the removal of the original chiller plant.

During 2016 Futureserv undertook the MEP design for the refurbishment of an existing 65,000 sq. ft. office block for a global information technology provider in Chorley, Lancashire.

The project included installation of high efficiency LED lighting with automatic controls, mechanical supply & extract ventilation, building management controls systems and the introduction of air conditioning to negate the effects of overheating from high-density occupation.

A major project challenge was to design efficient solutions which could be introduced into an existing building which is in operation 24 hours a day, 7 days a week.
